Straightforward websites for small businesses.

I design and build small websites (up to five pages) for local businesses that need a clear, mobile-friendly place to send customers. One project price of $399, with optional hosting and upkeep afterward.

Pricing

One website project, one price

$399 one-time, up to 5 pages
  • Up to five pages, agreed in writing before work starts
  • Responsive design for phones, tablets, and desktops
  • A working contact form, plus tap-to-call and email links where they make sense
  • Google Maps and links to your social profiles, where appropriate
  • Basic on-page SEO: page titles, headings, and meta descriptions
  • Basic image optimization
  • Connection to your domain name
  • Two rounds of revisions, each one consolidated list of reasonable changes

How payment works

$200
Deposit, invoiced after we both sign the project agreement. Production starts once it’s paid.
$199
Final payment, due after you approve the finished website and before launch or handoff.

Payments are made through invoices sent by Stripe. This website does not take payments. Any legally required taxes would be identified before invoicing.

Not included

Unless we agree otherwise in writing: online stores, custom web applications, advanced booking systems, ongoing SEO, paid advertising, professional photography, logo design, unlimited revisions, complex third-party integrations, and ongoing copywriting. Third-party services and fees, including domain registration, also aren’t part of the $399 unless we agree otherwise.

Work beyond the agreed scope is approved in writing before it starts, either as a fixed quote or at $40/hour billed in 30-minute increments.

Process

How a project works

  1. Get in touch

Email me about your business and what you need the website to do.

  2. Agreement and deposit

We both sign a written agreement, and I send the $200 deposit invoice.

  3. Your details

You send your services, hours, photos, and logo. I can help organize the text, and you approve every business fact.

  4. Build and review

I build the site and share a private preview. You get two rounds of revisions.

  5. Approve and launch

Once you approve it in writing and pay the $199 balance, I launch the site or hand it off to you.

Optional

Website Care: $39/month

If you’d rather not deal with hosting and upkeep, I can handle it. Website Care starts when your finished website goes live and continues month to month until you cancel.

Includes

  • Managed hosting
  • SSL/HTTPS setup
  • Routine technical maintenance
  • Reasonable backup and version management
  • Up to about 30 minutes a month of minor content updates, such as text, hours, contact details, or photos (unused time doesn’t roll over)

Good to know

  • Billed by a Stripe invoice each month. Your card is not charged automatically.
  • Cancel any time by email, no reason needed. Service continues through the end of the current paid month. How cancellation works
  • Redesigns, new pages, and larger changes aren’t included and are priced separately.
  • Website Care is not required. After full payment you own the custom website I build for you, and if you’d rather host it yourself, one standard handoff is included.

What to expect

No promised rankings or sales

A good website helps customers find you and understand what you offer. But no one can honestly guarantee search rankings, traffic, leads, or revenue, so I don’t.

Real reviews only

If your site shows testimonials or reviews, they come from your actual customers and you supply them. I don’t write fake ones.

Your domain stays yours

Your domain name should be registered to you, wherever practical. I can help connect it, but I don’t take ownership of it.

You check the facts

You review and approve everything about your business before launch: services, prices, hours, and contact details.
